Our Community Curb Appeal

  The exterior appearance of the community dramatically   influences the first impression of our future residents. Most   future residents do not bother to drive into the community or   stop at the leasing office if they are turned off by the   community’s appearance. It is all measured in one   word, DETAIL!

  Another step in preparation for leasing is the daily inspection   of the community grounds and exterior. Excellent community   appearance attracts   future residents and creates goodwill   with the current residents. A checklist should be taken along to assure that all the amenities have been checked and to make notes about corrections to be taken before the leasing office opens.

Community appearance includes well-maintained buildings, attractive signs, litter-free grounds, well-manicured landscaping and sparkling swimming pools. Be sure to keep playground clean and freshly painted. Amenities should be kept in tip-top shape. Check the on-site laundry room to see if it is a place you would want to do your laundry. Keep it clean at all times! Add homey touches and a place to sit.

Daily inspections by the on-site manager and the leasing staff, as well as the service team, are essential to maintaining excellent curb appeal. If necessary, enlist an “outsider” who will give you their honest impression, point out “eye sores” to which we, as on-site management, may have become accustomed. Ask the residents what they think and what they see. They will undoubtedly give you good ideas on the good and bad aspects of the community.

Attract attention to the community with flags, balloons, awnings, colored umbrellas, etc. Have flowers near the front entrance and the front door to the leasing office. Encourage residents to have flowers growing in their yards or plants on their balconies.

Remember to remove oil in parking lots with kitty litter. Immediately remove any graffiti on signs or buildings, as this will not attract quality clientele. Ask residents to keep their balconies and yards clean and children’s toys put away.

Always ask yourself, would I want to live here? If the answer is NO, correct the problem! Resolve why not!
